The Multiple Listing Service (MLS) is a local database that advertises properties for sale to licensed real estate agents. Each area has a distinct MLS that is utilized by local real estate agents and is only accessible to these agents. Once listed on your local MLS, your property may feed (depending on area) to several national real estate websites, such as Realtor.com. The exposure you receive on the MLS is tremendous! (Thousands of real estate agents through your local MLS and millions of potential buyers through the internet.)
How does the Flat Fee MLS package work?
We work with a licensed real estate agent to list your property on your local MLS for six months. Once listed in the MLS, you will be responsible for showings, additional marketing & open houses. The broker acts as your listing agent, but does not collect a commission (in some cases). By default, their name and phone number will appear on your MLS listing as well as any real estate websites, such as Realtor.com. If a broker brings you a buyer and you accept an offer you will need to pay them a commission. All commission is negotiable, but the average is around 2.5-3.5% and will need to be stated up front upon entering the MLS. How do I receive my yard sign and other supplies?
All Yard Signs and supplies will be automatically shipped out via UPS Ground once your property is successfully enter into your local area MLS. Please check the “shipping” section of the MLSMART Store for estimates on shipping times to your area.
Supplies shipped to Post Office boxes, Hawaii or Alaska are shipped Priority Mail and take 5 - 10 business days. What do I do if I forgot my log in password?
Under the Modify Your Listing section of the home page, it reads, “Forgot your password?
Click Here
”. You will be asked for the email address that was originally entered with your new listing. This email address is case sensitive. Your log in information will be sent via email to the address provided.
Please remember that all log in information is case sensitive.
You may also email MLSMART.com to retrieve your log in information.
How do I add photos to my property listing?
First log in under the Modify Your Listing section of the home page. Choose “edit” and scroll down to the Add Photos sections. To begin uploading your photos, click on the BROWSE button. Choose your image file from the pop up box, and click on open. Repeat this process for as many as 8 photos. All photos submitted to MLSmart.com must be saved as jpg. (JPEG) format, and can be no larger than 400x300 pixels. You are able to email any and all photos to:photos@mlsmart.com. We will be happy to add them for you at no extra charge. Adding photos can also be done during Step 4 of the listing process.
Photos can also be sent via regular mail to: MLSmart Realty, LLC. 2030 Powers Ferry Rd, Suite 210 Atlanta, GA 30339 (Do not send more than 8 photos. It is the owner’s responsibility to number the photos 1-8 to ensure the photos are added properly.) How do I make changes to my MLS listing?
All changes to the MLS must be done by the listing agent and will need to be submitted in writing. Please email changes to:info@mlsmart.com or fax to 866-600-0352.
How do I add an open house to my listing?
You may email or fax us your open house date and time to be uploaded to your listing. Please send these requests by Thursday at 12pm EST for it to be added for that upcoming weekend.
When will my MLS listing post on Realtor.com?
In most areas, your MLS listing will feed through to Realtor.com within 3-5 business days after being active in the MLS. Realtor.com pulls limited information from the MLS and sometimes takes a few days to pull the photo. The listing agent has no control over how long it takes to feed through to Realtor.com. Please note - Realtor.com is not available for our MLS listings in Oregon and Wisconsin.
May I cancel my MLS listing early?
Yes, you may cancel your MLS listing at anytime during the 6 month listing period.
How do I cancel my Free Trial Foreclosure Subscription?
To cancel your Free Trial, click on Foreclosures, and then "Member Login". Here you will see Click here to cancel your subscription. Please follow the instrucions provided, or contact the Information and Assistance Dept.
